Warson Woods is one of those areas that sounds familiar, but you're a bit fuzzy on where exactly it is. Same here! So I walked the town the last couple weeks, and found it to be a quiet, well kept community. More of an oversized subdivision or village than a municipality, as it numbers right around 2000 residents and is almost all residential.
Sandwiched between Kirkwood, Ladue, Rock Hill and Glendale in the Central Corridor, homes here have a very high demand: there are currently 2 under contract and none on the market. 28 homes have sold the last 12 months between $450,000 and $1,030,000 with an average $654,000 price tag. Median days on market of only 3, and selling 4.6% over list price on average shows how hot this locale is. Most homes were built in the 1950s and 60s with an emphasis on traditional ranches and mid century modern architecture. One facade was quite unique, featured in the photos, I have never seen this style until I ran across 2 or 3 of them here. The eastern end bordering Rock Hill has some cape cod 1.5 stories built in the 1930s that capture a bit older era.
Kirkwood and Webster school districts service Warson Woods, with a private school offering age 2 to 6th grade right in the middle called Rohan Woods. A commercial strip runs along the north side of Manchester Rd includes Dierbergs, an Antique Gallery, Breadsmith and Vangels restaurants. A park with a swim club is available, easy to reach from most of the nearby streets.
I can see why people want to live here - low traffic streets, mature trees, roomy lawns, and great location close to Tilles Park, hwy 40/64 and some great restaurants!
